AUTHENTIQUE is an atypical and charming 17 m² studio, fully renovated with creativity and attention to detail and completed in November 2021. Located on the first floor of a classified bourgeois building, the studio combines historic character with modern comfort.

The entrance of the building already impresses with its elegant architecture. Inside the studio, several original antique wooden elements have been preserved, including built-in wardrobes and doors, while the rare 4-meter-high ceiling gives the space a unique and spacious atmosphere.


THE STUDIO

Despite its compact size, the studio has been thoughtfully designed to maximize comfort and functionality.


LIVING AREA

The cozy living area is the perfect place to relax. It features a comfortable sofa, a TV, a floor lamp, and a breakfast bar with two bar stools – ideal for enjoying your morning coffee, a meal, or an evening aperitif.


KITCHENETTE

Cleverly hidden behind a beautiful antique wooden door, the kitchenette blends seamlessly into the living space when not in use. It is equipped with a cooktop, microwave, refrigerator with freezer compartment, and a sink.


SLEEPING AREA

The mezzanine sleeping area, accessible via a wooden staircase, features a comfortable bed and a small dresser. From here you can fully appreciate the impressive ceiling height, a rare feature in Nice apartments.


BATHROOM

The bathroom is discreetly built into the back of the studio and features shower, Washbasin, Toilet and a Washing machine.

GOOD TO KNOW

The studio is located next to the main entrance of the building, which makes access very convenient. As the entrance door is nearby, some occasional noise from residents entering or leaving the building may be heard at times.

NEIGHBORHOOD

AUTHENTIQUE is ideally located to explore Nice on foot.

Within a few minutes you can reach:

  • Place Garibaldi – 2 minutes
  • Vieux Nice (Old Town) – 5 minutes
  • Port Lympia – 5 minutes
  • Place Masséna – about 15 minutes
  • Promenade des Anglais and the beaches – about 15 minutes
  • Bus 100 – 3 minutes walk, connecting Nice and Monaco at a very affordable far

Restaurants, cafés, bakeries, and supermarkets are just around the corner.

If you arrive by car, public parking is available at Port Lympia (paid parking garage).

- All  of our properties are Non-Smoking

- They are provided with linen and towels as booked and have a hairdryer, iron & ironing board, toiletries (including hand soap, shower gel, shampoo) and basic start up pack including toilet paper, bin bags, dishtowels, sponge. 

- Please note: We provide 1 beach towel per person. We only ask that you wash them in the available washing machine before you leave (detergent is provided by us).

- Please note that our check-in hours are from 4pm to 8pm. We will be happy to welcome you after 8:00 pm. However, please note that if you arrive at the apartment between 8:00 pm and 10:00 pm, you will be charged a late arrival fee of 20€ , from 10:00 pm to midnight 30€ and from midnight to 1:00 am 50€. After 1am it is up to the check-in manager to check you in or not and the fee is 100€.

Fixed Check-in Fee only for the Christmas/ New Year’s period - 24th, 25th, 31st December + 1st of January (late fees included): 4pm – 8pm: 50€ ; 8pm – 10pm: 75€ ; 10pm – 12am: 100€ ; 12am – 1am: 150€ ; After 1am: 200€.

The late check-in fee can be paid in cash or Credit Card and is due at check-in.

- We also give you the opportunity to book little extras as a surprise for your loved ones or simply for your own convenience. You will find out more about our upsells in the Pre-Check-In message you will receive about 3 weeks prior to your arrival.

- Baby travel cot and high chair can be book through our Pre-Check-In form 3 weeks prior to your stay (one-time rental fee for baby cot: €20; one-time rental fee for high chair: €15 – each to be paid during Check-In). Please note that we do not provide bed linen for the baby cot. We also ask that you return the cot and/or high chair cleaned, otherwise we will have to charge you an additional fee of €20 (each).
